At our community we believe that moving in should be simple, affordable, and stress-free. That’s why we offer flexible deposit options based on your application results—giving you more choices and control.

Deposit Options:

Standard Security Deposit
Approved applicants may pay a fully refundable deposit equal to one month’s rent. This is due before move-in and is returned at move-out, less any applicable deductions.

Deposit Substitution (Approval Fee)
For reduced upfront costs, eligible applicants may choose a non-refundable approval fee instead of a traditional deposit:

  • Standard Approval:
    Pay a one-time, non-refundable $300 approval fee. No deposit required.
  • Conditional Approval:
    Option 1: Pay the standard one-month deposit plus a $300 approval fee
    Option 2: Pay a one-time $750 approval fee with no deposit required

Deposit option eligibility is determined by your application screening results.

Important Notes:

  • All Approval Fees and Deposit Substitution Fees are non-refundable.
  • Applicants must pay the deposit or fee within 48 hours of approval.
  • If the applicant cancels after this 48-hour period:
    • The approval fee or deposit substitution fee will be forfeited in full.
    • If the standard deposit was selected, 50% of the deposit will be forfeited, as the unit was held and removed from the market.

Deposit option eligibility is determined by your application screening results.

  • Deposit Substitution Option
    Choose this alternative to significantly lower your upfront move-in costs:

    • Approved with No Conditions?
      Skip the full deposit and pay a non-refundable $300 fee – it’s that simple!

    • Approved with Conditions?
      Pay either:

      • A standard one-month deposit plus a $300 approval fee, or

      • A one-time $750 approval fee with NO deposit required.

These alternatives can help you move in faster, with less cash up front—perfect for residents who are financially responsible but prefer to keep more savings in their pocket. While the fee is non-refundable, it can save you hundreds upfront and make budgeting easier.

In some cases, fees and deposits may be required at the same time, depending on your application results. Additional fees may apply for applicants who do not meet the above criteria.
